So, why buy a condominium in Marin County? There’s lots of reasons, besides the fundamental ones that will drive demand I talked about last week. Condominiums are a major part of the Marin County real estate market, and one that continues to grow.
Here’s five practical reasons that make sense now:
1. Affordability. Typically, on a price per square foot basis, you get more for your money in a condo. For example, Greenbrae condos are selling in the mid-$500 a square foot range right now; homes in Greenbrae are in the mid-$600 a foot range and up.
2. Absence of maintenance. Usually, in Marin County, the Homeowner’s Association takes care of the outside of the building, and you’r responsible for the inside. So no more gutter cleaning, hedge trimming, etc.
3. Access. We’re finding lots of clients looking to downsize into a place with no steps. That’s usually easier to find in a condominium, where there are elevators, than small homes in hilly Marin County.
4. Amenities. Pools, hot tubs, barbeques, tennis courts and more are just some of the amenities found at Marin County condominiums.
5. Appreciation. In the last 10 years, condo appreciation has actually exceeded home appreciation in many Southern and Central Marin markets, ranging from 180% to 209%. That’s not a misprint - that means the same condominium selling for $600,000 today in Larkspur or Mill Valley was priced at $200,000 in 1997.
