Marin County: How Do I sell my home in this market?
There are very few real buyers in the market right now. It doesn’t mea there won’t be Buyers in the future - of course there will. But real Buyers - someone who is going to buy a home in the next 30 days - are few and far between right now.
The word we keep hearing from Buyers (our own, and ones we meet at open houses) is “We’re going to wait and see what happens.” We don’t know what will tell them it’s time to strike, nor do they. As the Supreme Court famously said many years ago, “they’ll know it when they see it.”
In the meantime, the advice is straightforward. What goes into contract right now in Marin County follows a pretty clear pattern. It is clearly and demonstrably a better value than anything in the price segment.
And we define value the way today’s buyers are defining it. They’re looking at all of the traditional measures, like bedrooms, baths, location, and condition. But in the internet age, they’re also talking about square footage, cost per square foot, and number of days on market. They’re shopping everything in the price category, because they have the time to do it and they don’t want to make a mistake.
In other words, they’re doing their homework, and aren’t willing to part with hard earned cash in this environment unless they feel something is such an outstanding value that they just can’t pass it up.
So look carefully at what else is available, if you’re thinking of selling. Be objective, and be prepared to price it so you’re what buyers call “a screamin’ deal”.
